    Design-Driven Philosophy

Avant is a vertically integrated real estate development and management company that focuses on investing in high-density urban infill and prime markets in Los Angeles County.  Avant has acquired, entitled, designed, and developed a diversified portfolio of residential and commercial real estate.

Avant specializes in opportunistic and value-add strategies to generate attractive, risk-adjusted returns with experience ranging from ground-up construction, value-add development, and repositioning projects. Avant has in-house capabilities to participate in every stage of the process, including serving as designer, architect, general contractor, project manager, and asset manager.

By steadily increasing the scale, scope, and profile of its developments, Avant has created inspiring property designs with a signature brand that stands out in local communities.  Our properties have achieved public recognition, including being published as "Home of the Day/Week” by the Los Angeles Times in 2015, 2012 and 2011.

  • “Development is more than building structures. Design drives our philosophy and brand. We strive to create elegant and innovative developments that inspire, touch, and sing.”

    Gateway

Our gateway strategy focuses on long-term capital gains by investing in large mixed-used, residential developments in prime markets such as Downtown Los Angeles and Hollywood where we leverage exceptional local knowledge and established relationships.

    • Seek highest demand locations with high barriers to entry for land acquisitions through iconic, ground-up development, entitlement, and/or redevelopment

    • Serve as trusted local developer and partner in connection with US market entry and expansion strategies for leading Asian institutional investors and real estate firms

    • Target assets with long-term holding potential to generate superior risk-adjusted returns through an opportunistic strategy

    Opportunistic

Our opportunistic strategy focuses on short-term to long-term capital gains by investing in ground-up construction in condominiums, multi-family residential, and luxury single-family residences in prime markets.

    • Seek outsized returns through dramatic “down to studs” renovation in markets that have historically shown limited inventory and inelastic demand

    • Re-position outdated or perform ground-up construction by applying signature brand that broadly appeals to those who demand quality

    • Target premium market value at exits due to innovative designs that stand out in local communities

    Value-Add

Our value-add strategy focuses on current income and long-term capital gains by investing in multi-family residential properties in high-density urban infill markets.

    • Seek downside protection through competitive cost advantages to endure economic cycles

    • Re-position underperforming properties through architectural enhancements, intensive asset management, improved tenancy, and increased rents

    • Target premium market value at exits that are independent of significant price appreciation or underlying demand
